1. Besides the rent, the tenant is liable to pay to the landlord the following charges:
(a) charges, not exceeding fifteen percent of the rent, for the amenities as specified in Schedule II of the agreement between the landlord and the tenant;
(b) maintenance charges at the rate of ten percent of the rent;
(c) the pro rata property tax in relation to the premises.
The property tax amount for the immediate preceding year or the estimated property tax amount is taken as the basis for calculating the monthly charges towards the property tax that are payable by the tenant to the landlord. Also, the landlord is entitled to recover from the tenant the amount paid by him towards charges for electricity or water consumed or other charges levied by a local or other authority.
