Activities Permitted in Residential Use Premises

SECTION NO. 4.3

This section enlists the development controls in Residential Use Zones.

Residential Plotted Housing

  • The local body concerned may disregard variation of upto 2% in plot size.
  • 100% of the total ground coverage shall be eligible for regularisation.
  • The minimum size of the residential plot shall be 32 square metres. However, for Government-sponsored schemes for economically weaker sections, the minimum size could be reduced further.
  • The additional number of dwelling units are subject to the payment of levy for the augmentation of civic infrastructure.
  • The total coverage and FAR permissible in any plot, shall not be less than the FAR permissible and available to the largest plot in the next lower category.
  • Height- Maximum height of the building shall be 15 metres in plots without stilt parking and 17.5 m in plots with stilt parking. Such residential buildings shall not be considered as high rise buildings.
  • For the purpose of fire and life safety requirements, the clearance of Fire Department must be obtained by the individual plot owner.
  • The subdivision of plots is not permitted. However, if there are more than one buildings in one residential plot, the sum of the built up area and ground coverage of all such buildings, shall not exceed the built up area and ground coverage permissible in that plot.
  • The minimum setbacks permissible are-

Residential Plot- Group Housing

  • Minimum size of the plot permissible- 3000 square metres.
  • Maximum Ground Coverage permissible- 33.3%. For adding to the existing Dwelling Units by adding balance FAR, ground coverage upto 40% may be allowed.
  • Maximum FAR permissible- 200.
  • Height NR- Subject to clearance from AAI/Fire Department and other statutory bodies.
  • Parking- 2.0 Equivalent Car Spaces (ECS)/100 square metres built up area 3 [and 0.5 ECS/100 square metres for EWS/Service Personnel housing.

Studio Apartments

  • Minimum size of the plot permissible- 2000 square metres.
  • Maximum Ground Coverage permissible- 33.3%
  • Maximum FAR permissible- 200.
  • Height- Subject to clearance from AAI/Fire Department and other statutory bodies.
  • Parking- 2.0 ECS/100 square metres built up area.

Other controls for studio apartments-

  1. The maximum size of the apartment can be 60 square metres built-up.
  2. The plots should be located on a road facing a minimum width of 12 metres.
  3. Basement, if constructed, and used only for parking, utilities and services shall not be counted towards FAR.
